Unlike short-term vacation rentals, long-term vacation accommodation typically refers to a period of one month or longer. Canadian Snowbirds and people in the northern states will choose the Merritt Island, Cocoa Beach area to spend most of the winter months.

A key benefit of renting a property on a long-term basis is knowing that you have stability and you don’t have to be concern about moving around. In general, renters pay the homeowner each month, and the host takes care of all the expenses such as utility bills and maintenance.

Finding a three-month vacation rental from January to March can be a challenge. You should start looking and booking a year ahead in advance. Landlords will give higher preference to their existing renters for the following year. Mainly if they were great tenants that treated the home as if it was there own.

December to March is prime time for long-term rentals by snowbirds. Experience landlords will only rent to someone looking for a minimum 3-month lease during that period. So, if you’re thinking of just renting for one month, you may have a tough time finding a vacation rental home during that period.


Think carefully about your needs. How do you prefer to spend your days while in your long term rental?. Your benchmark should be your own home or better. Your rental should at minimum support your lifestyle.

Selecting the right accommodation for your time away is important. Here are a few things to consider. First of all, what type of lodging suits you and how many people will be vacationing with you? Condos, Mobile homes, Single Homes, Apartments, Time-shares or Detached homes. The choice is yours.

What about your budget, physical condition and can you handle going up and down stairs. What about this Merritt Island Vacation Rental? It’s a bungalow (no stairs) with a two car garage and private pool and hot-tub? Did you know that staying five or ten minutes from the beach is much cheaper?

Cocoa Beach / Cape Canaveral or Merritt Island, these three areas share all these amenities. If you are not familiar with these areas, you would not know the difference. They are all interconnected and just a stone throw or five to seven minutes drive to Cocoa Beach. Cape Canaveral beach turns into Cocoa Beach.

Golfing, Beaches, cycling trails, walking trails, boating, fishing, hiking. All these activities are within a ten-minute drive. Even closer you will find big chain restaurants, theaters, outlet, concerts, shopping, and nightlife.


Like most businesses, it’s buyer beware. Stick with the reputable home-sharing websites like VRBO/ HomeAway or Airbnb, and they are many others. I hate to say it, but you should try to avoid booking on sites like Craigs List. Pictures on a website can be deceiving. It’s common for scammers to offer rentals they don’t own.


Travel insurance is essential and should not be overlooked. There are several types of travel insurance: Cancellation/Interruption, Medical, Baggage, Flight, and Evacuation. Each is rather self-explanatory
Depending on who you’re renting from, you may not get the option of liability insurance, damage protection or trip cancelation insurance. You know what they say, you never know you need it till you need it. At that point, it’s too late. Renting from a major company like VRBO or Airbnb you will have access to coverage.

Trip Cancellation Insurance

Trip cancellation insurance. Vacation properties are often booked many months in advance and the property will be held for your use during your trip. Therefore, like a cruise, tour packages and airline tickets, when booking/reserving a vacation rental home, you will usually need to make a full or partial payment up front to hold the property.

Usually this is not a problem, BUT if you have to cancel your trip (especially at the last minute), you should know that you may forfeit a portion or all of your rental fees. There are ways to protect yourself, however – FIRST: Make sure you know what the cancellation policies are for the property you are renting. SECOND: Consider purchasing Trip Cancellation Insurance for added protection.
